Number of Homes on the Market Still Rising

 

Donna O’Donnell, President of the Multi-Regional Multiple Listing Service, Inc. (MRMLS) announced that the number of homes listed for sale in the MRMLS territory has surpassed 40,000. The month’s supply of homes on the market continues to increase and has more than doubled compared to the same period last year. More

Homes For Sale Nearly Double In One Year

 

Donna O'Donnell, President of the Multi-Regional Multiple Listing Service, Inc. (MRMLS) announced that the number of homes listed for sale in the MRMLS is the highest number in 8 years at more than 34,700. The months supply of homes on the market has nearly doubled since the same period last year to 13.2 months and the average number of days it takes to market a home has increased 46.3% to 79 days.

Housing sales decreased 30.1 percent in August, but the median price of a home in California is at $576,360, up 1.6 percent from one year ago.

The average price of homes sold through the Multiple-Regional Multiple Listing Service (MRMLS) increased by only 3.6%.  This is a dramatic shift in appreciation, which was 32% in 2004 and 16.8% in 2005.  The average time to sell a home rose from 34 days in 2005 to 56 days in 2006, which represents a 64.7% increase.  More

"New" loan limits fail to improve homeownership opportunities for Californians: The cost of financing a home will remain prohibitive for many households in California in the wake of the Office of Federal Housing Enterprise Oversight (OFHEO) conforming loan limits for 2007.  The maximum 2007 conforming loan limit for single-family mortgages will remain at $417,000, unchanged from the 2006 level established last year.  The conforming loan limit determines the maximum size of a mortgage that Fannie Mae and Freddie Mac can buy or guarantee. The Pew Research Center conducted a nationwide poll which indicated that despite recent slumps in the housing market, most U.S. homeowners are optimistic about the value of their properties.  About 55 percent expect the value of their homes to go up a little, while 26 percent expect values to take a plunge.
